BASIC INFORMATION

Lease of the warehouse for light production, storage by the highway D3 park Táborská 195, Chotoviny, Czech Republic, on the European route E55 from Sweden/Helsingborg, Danmark, Germany to Austria, Italy, Greece/Kalamata.
The warehouse is 400 m far from the highway exit Chotoviny km 70 on motorway D3 (E55), on the main access road to Chotoviny in the industrial estate of Chotoviny, GPS 49°28'21.150"N, 14°40'3.272"E.
The warehouse floor space 2,560 m2/27,550 sq ft, warehouse is insulated, partly heated, with possibility to heat all the floor space. The warehouse equipped with the loading ramp, two dock levellers with hinged swing lip, outside area 5,600 m2/60,270 sq ft around the warehouse are suitable for further use.
Trouble-free drive in for goods vehicles (TIR) access the one's entryways with sufficiency of site to drive in to the ramps and to the dock levellers.
The warehouse is sufficiently connected to supply systems: water, gas, elektricity, possibility to make use of external services like catering.
The warehouse was used for storage of beverages and for production purpose.

1/ OFFICES

Two storey offices 25+25 m2/269+269 sq ft (50 m2 occupied)
Offices: on the ground floor with barred windows and entrance door facing to the loading ramp, 2x door in to the front part of the warehouse, 1x outsidedoor, floor ceramic tiles, electricity 240/400V with switchboard, thermal storage heaters, on the ground floor hot water, PC and phone distribution, securing by the electronic security systems.

2/ COVERED LOADING RAMP

In the front of the warehouse covered loading ramp for in total 10 trucks/vans with covered surface 175 m2/1,880 sq ft, 3x parking places at the loading ramp (ramp edge length 9 m, loading height 100 cm, 33,5 m2/360 sq ft), 2x parking places at the docks levellers with hinged swing lips (working height 70-110 cm), 5x parking places in the front of the warehouse on the ground floor. It is possible to load trucks from the side/back too in front of the warehouse.

3/ THE FRONT PART OF THE WAREHOUSE

Suitable for light production, storage, orders consolidation.
Floor space 820 m2/8,825 sq ft (315 m2 occupied), (width 37,6 m, width between two supports 4,3 m, length 22,0 m, height under beam 5,6 m, height under beam in part by balancing platforms  5,7 (h. 4,5 m by outside wall).
Sufficiency of dalylight owing two saddle arcade rooflights and windows at the outside wall.
Possibility to heat all the front part of the warehouse, the front part of the warehouse  is straight connected: to the covered loading ramp by 2x outside gates (1-st gate w. 3.2 m, h. 3.7 m, 2-nd gate w. 4.2 m, h. 4.2 m) and 2x outsider doors (w. 1.1m), to the back part of the warehouse 1x inner gate (w. 2.2 m, h. 2.56 m), to the side part of the warehouse by 2x door and to the offices and toiletes.
In the front part of the warehouse there is one office at the remp 12,5 m2/134 sq ft at with barred windows to the ramp, Men´s room, Ladies´ room, cast floor, lighting, power distribution 240/400V, fire extinguishers, fire hydrant DN25, secured by electronic security system.

4/ THE BACK PART OF THE WAREHOUSE

Suitable for light production, storage, open layout, floor surface 1,330 m2/14,315 sq ft (w. 29.6 m, width between supports 4,3 m, length 45.0 m, height 5.5 m under ceiling, height 5.0 m under current lights).
The back part of the warehouse is connected: to the front part of  the warehouse 1x inner gate (w. 2.2 m, h. 2.56 m), the 2-nd is walled up, with 1x outside gate to the firmed surface behind the warehouse (w. 4,1, h. 4.0 m).
Heated by two dark gas heaters w. regulation, cast flooor, windows, ventilators, lighting, power distribution 240/400 V, fire extinguishers, fire hydrant DN25, secured by electronic security systém.

5/ THE SIDE PART OF THE WAREHOUSE

Suitable for light production – assembly, storage, floor surface 200 m2/2,152 sq ft (w. 7.1 m, l. 28.2 m, h. 5.5 (h. 4,5 m by outside wall). Heated by two dark gas heaters w. regulativ, the side part of the warehouse is connected to the front part by 2x gates (1-st gate: w. 2.2 m, h. 2.2 m, 2-nd gate: w. 1.85 m, h. 2.09 m), 1x outside gate (w. 3,0 m, h. 3,2 m). In the side part of the warehouse there is cost floor, barred windows, lighting, power distribution 240/400 V, fire extinguishers, secured by electronic security systém.

6/ SEPARATE WASHING AND TOILET FACILITIES BUILDING

A separate building suitable for extension of washing and toilet facilities is 90 m far from the Warehouse, area 62 m2/667 sq ft. The building is devided in two halves (2x wardrobes, 4x toilet facilities, 2x washing facilities). Power distribution 240/400 V, hot water, thermal storage heaters.
